Phase 2: Design

If the Concepts Phase gave you butterflies, our Design Phase is the full-on fireworks show. This is where your home goes from “cool idea” to “can we move in yet?!” Yes, there are a lot of details, but don’t worry, we break it down, guide you through it, and keep your Pinterest-fuelled dreams grounded in reality (and budget). We’ll obsess over everything, so you don’t have to. You can be hands-on or hands-off, but either way, the result is your home that looks, feels, and functions just right.

1. Finalize Floor Plan

This is where we perfect your layout. We go back and forth until as many times as we need until it works for how you actually live, from weekday chaos to Saturday night hangouts (you’ll also continue to see your floor plan revisions in 3D).

2. Exterior Design & Selections

Not sure if you’re a white siding or dark stone kind of person? We’ll test your combos in 3D before you commit. No surprises, no regrets, no “oops” moments when the scaffolding comes down.

3. Interior Design & Selections

This is the main course. From your appliances to your faucets to your grout thickness, we help you choose it all right down to the teeny-tiny details like door stops and Schluter (there’ll be new lingo you’ve never even heard of). There’s over 400 decisions to make when it comes to designing a custom home. Sound exhausting? That’s why designing and building a custom home requires a team in order for you to get it right the first time. We’ll do the heavy lifting and add every single selection and specification into Buildertrend for you to approve from the convenience of your phone or computer.

4. Floor, Wall, Ceiling & Electrical Schedules

Not flashy, but oh-so-important. These schedules keep your build team from playing the world’s worst guessing game when it’s go time.

5. Elevation Drawings

Want that picture-perfect fireplace wall without a rogue outlet stealing the spotlight? Elevation drawings are the cheat codes to flawless execution.

6. Renderings

See your home like it’s already done. Want to try that sage green tile? Wondering how matte black hardware will look? Let’s play designer without risking your wallet.

7. 3D Tour

Next-level wow. Want to walk through your home with your morning coffee in hand… from your current house? You can. Welcome to the future.

8. Design Board

This 130+ page beast has everything; your finishes, specs, appliances, and more. Think of it as your home’s encyclopedia. Flip through it whenever you’re feeling giddy (or overwhelmed) as it’s yours to keep for showing your family and friends and for us to use as the treasure map to creating your home to perfection.

9. Virtual Tours

Step inside your future home, virtually. It’s one thing to look at pictures. It’s another to feel the space. This is your chance to do just that, before a single nail is hammered. Scan the QR code and see for yourself!

10. Construction Drawings

Stamped, sealed, and ready for boots on the ground. This is the green light to move onto the construction phase.

11. Fixed Price

No curveballs here. Once the Design Phase is complete, you’ll know the exact cost of your home. Every detail locked in. No surprises. Just peace of mind.
